Miami developer Jorge Perez is planning to add hotel rooms and condos to the Brickell area in what would be his third project in Miami’s financial district.

A Perez affiliate plans to build 132 hotel rooms and 450 condos near his Icon Brickell, also home to condos and a hotel. One of Icon Brickell’s three towers, completed during the recession, is home to the Viceroy Hotel & Spa.

The new project is planned on a 56,090-square-foot parcel at 1300 S. Miami Ave. Perez’s Related Group of Florida subsidiary, PRH 1300 S. Miami Avenue LLC, acquired the site for $18.5 million late last year. The price tag included approvals to build 600,000 square feet of residential space and about 50,000 square feet of retail and office space.

But PRH won’t be using the inherited site plan approval obtained under the city’s former zoning code for the Infinity II condo project. Instead, the developer plans to redesign the project to meet the criteria required under the city’s revised zoning code, dubbed Miami 21.

“It is our understanding that the project is going to be coming in as of right under the Miami 21 code,” said Luciana L. González, assistant to the director of the Miami Planning Department. “In other words, they are redesigning it and submitting under existing regulations rather than using their vested rights.”

González said her department hasn’t seen any plans yet.

Related executives didn’t reply to a request for comment by deadline. Related’s proposal was revealed in an agreement PRH signed with the Miami-Dade County Water and Sewer Department to connect future pipes to the county’s infrastructure to serve the condos and hotel. The planned high rise also would include 16,755 square feet of restaurant space and 3,174 square feet of retail space.

Hotel Demand

Since the U.S. economy began to emerge from one of its worst recessions in decades, Related, through various affiliates, surfaced as South Florida’s most prolific condo developer and has two condo projects under construction in downtown Miami: the 382-condo Millecento and 192-condo Mybrickell. Related affiliates also are building the 249-apartment New River Yacht Club in downtown Fort Lauderdale and the 49-condo Apogee Beach in Hollywood.

Related last year got approval from Hallandale Beach to build Beachwalk, which would contain 216 two-bedroom suites designed to be converted into 432 hotel rooms under a hotel rental program. The plan also calls for 84 condos and a five-level parking garage. Another permitted project is Iconbay, a 42-story condo tower in Edgewater north of downtown Miami.

Hotel experts said Brickell, already home to some of the region’s finest hotels like the Mandarin Oriental and the Conrad Miami, is experiencing a growing demand for hotel rooms. The Brickell neighborhood has long been a destination of choice for business travelers but now also is “capturing an entirely new market of leisure travelers from all over the world,” said Alyce Robertson, executive director of the Miami Downtown Development Authority, a quasi-government agency in charge of promoting downtown.

Zaha HadidAccording to Curbed Maimi, Zaha Hadid, the internationally acclaimed Pritzker Prize winning star architect, and one of the most revered architects of our time, is designing a condo tower at 1000 Biscayne Boulevard, her first skyscraper in the western hemisphere.

Curbed Miami has learned via email from Gregg Covin, one of the developers of the project, the other is Louis Birdman. The building will fill a gap in the section of the “Biscayne Wall” of condo towers across from Museum Park in Downtown Miami. The site is currently occupied by a BP Station, which Curbed Miami had theorized months ago might soon be built upon. The tower’s designs will be unveiled early next year and will be the “most iconic tower ever to be built in Miami.”

Seeking to cement his “legacy” in Miami Beach, developer Jorge Perez has recruited Enrique Norten of Mexico’s TEN Arquitectos and landscape architect Enzo Enea, creator of Switzerland’s Tree Museum, to collaborate on the design of the ultra-luxury One Ocean condo project.

Enea, known for creating the world’s only Tree Museum in Switzerland, works with Norten to envision a gorgeous mixture of living spaces, nature and art,” according to The Related Group statement announcing the project.

Perez also plans to incorporate into the property the artistic work of modern Latin American artists such as Jose Bedia, Eugenio Cuttica, Michelle Oka Doner and Daniel Azouley.

“We have built over 80,000 units thus far. One Ocean is my legacy for Miami Beach,” Perez, the chairman and CEO of The Related Group, said in a statement.

Perez’s connection to art is well known: not only is he a collector of the work of modern Latin American artists, but he has given a donation to the Miami Art Museum of art and cash totaling $40 million. As a result, the new museum, now under construction, is going to be called the Jorge M. Perez Art Museum of Miami-Dade County.

In addition to 46 residences, the project will have four villas. Typical residences will have about 3,000 square feet of space, and would include private elevators, underground parking, beach club membership, a gym and a pool, according to a statement from the company. Some residences will also feature rooftop spas and solariums designed by Enea, as well as front and back terraces.
Enea will apply his aesthetic to a range of areas from the private gardens, to the park and common areas at the 1 Collins Ave.

“Our vision was to design outdoor spaces that create a consistent language among the unique architectural elements of One Ocean,” Enea said. “This language is used throughout the entire site, providing lush private gardens, luxurious pool top cabanas, and elegant rooftop terraces with Miami’s aqua blue waters as their backdrop.”

Perez has told the Business Journal that every project is an opportunity to incorporate art into his work through design, architecture and the installation of art pieces on site. He provided his Top Ten South Florida project, in his own words, to the Business Journal.

One Ocean is part of a big push by The Related Group to grow its condo development division as part of an overall plan to diversify the company.

Related has several other condo projects either under construction including Millecento in the Brickell area of downtown Miami. Perez’s previous projects near One Ocean include Apogee Miami Beach and Murano at Portofino. Sales for One Ocean are handled by Related Realty and Fortune International. The sales center, located at 91 Collins Ave., is set to open in time for Miami Art Week and Art Basel.

Genting Group opening luxury boutique casino in Bimini

Genting Group’s efforts to bring a casino to Miami may be uncertain, but the Malaysian company has found a way to plant its flag just a stone’s throw away from South Florida.

Genting Group has signed a deal to open Resorts World Bimini Bay, a luxury boutique casino at Bimini Bay Resort & Marina in North Bimini Island.

The deal, which is scheduled to be announced Friday in Nassau, is a strategic partnership between Genting Malaysia Berhad and RAV Bahamas, the developer of Bimini Bay and the Rockewell Island Beach Estates. This will be the only casino on the island of Bimini and the closest offshore casino to South Florida, only 48 nautical miles off the coast and accessible by a half-hour plane flight or a 2 1/2-hour boat trip. Before the casino opens, the owners of Bimini Bay will partner in the launch of a high-speed ferry service that will make the trip from South Florida in 90 minutes.

The casino is designed as an attraction for visitors to Bimini, a sleepy Bahamian island known more for its fishing than Las Vegas-style nightlife.

“The casino has always been an amenity we wanted to provide as part of our multi-tiered, mixed-use development,” said Leslie Bethel, chief operating officer for RAV Bahamas. “Everything happens in time. We were smart. We know [a casino] is something you develop when you have the ability to generate the traffic. Now we have the critical mass that we can go forward.”

Genting Group declined Thursday through a spokesman to speak to The Herald about the Bimini project. It will not be the first time Genting has done business in the Bahamas. In 1986, the company built the Lucayan Beach Resort and Casino in Freeport in a joint venture with the Bahamian government.

“We are delighted to return to the Bahamas and be a part of this exciting resort community,” Dana Leibovitz, president of Resorts World Bimini Bay, said in a statement. “Our shared vision to offer gaming entertainment, luxury amenities and world-class service will continue to attract many new visitors to the Bahamas’ gateway destination just minutes away from South Florida and other major U.S. cities by air and sea.”

Bimini Bay Resort & Marina is a master-planned oceanfront community on 560 acres developed by Chairman Gerardo Capo of Miami and his family. The project began construction in 2003 and opened its first phase in late 2007, bringing a luxury resort to the typically rustic island that was once a haunt of author Ernest Hemingway.

Today, Bimini Bay has over 480 luxury homes and villas, the largest yacht marina complex in the Bahamas, a shopping village, four restaurants and a Beach Club. Just over half of the units at Bimini Bay are rented out as part of a condo-hotel program. Since it opened, the annual visitors to Bimini have grown by about 50 percent hitting 50,000, Bethel said.RAV Bahamas signed a deal in 2005 to open a casino and luxury hotel with Conrad Hotels, Hilton’s luxury brand. But the economy was one reason that didn’t happen, Bethel said.

Genting Group had always been high on the developer’s wish list. RAV Bahamas had known Genting from Grand Bahama Island and first approached the Malaysian company more than 12 years ago when Bimini Bay was in the conception stage. The fact that the two are partnering now after Genting has invested $500 million to purchase real estate in Miami, is just a matter of timing, Bethel said. Genting and other US-based gaming companies are pushing the Florida Legislature to allow casino gambling outside of tribal land and parimutuel facilities.

“Genting Group is looking to grow its business in the Americas,” Bethel said. “They’re one of few gaming entities that are focused on growth and expansion. There is no relation to what we’re doing in Bimini and Miami.”

But unlike the U.S., where Genting has stumbled in Florida and New York getting the necessary government approvals, the Bahamian government has already approved this project.

“This is an important venture not only for RAV Bahamas and Genting Malaysia but also for the island of Bimini,” Rt. Hon. Perry G. Christie, prime minister of The Commonwealth of The Bahamas, said in statement. “It provides further stability for the local economy in a destination that already enjoys a 79 percent repeat visitor return.”
